Current Project Overview

  • Luxury boutique hotel created and operated by an award-winning hospitality Family Office and located in the heart of Houston’s acclaimed museum district. The Saint Augustine will become an integral and experiential part of the Menil Collection and Museum campus. This one-of-a-kind property will host 71 rooms, five-star restaurant and bar, expansive gardens, and unique venue spaces.

  • Bunkhouse is owned and operated by the Marchbanks Family Office based in Austin, Texas. Led by a passion for design, tireless attention to detail, and a commitment to creating authentic culture have earned their properties a unique place in the hearts and minds of those who visit - along with a collection of awards.

    Marchbanks is joined by several Family Offices in Houston, Texas, the location of the project, with respect to the financing and creation of this most unique asset. The Saint Augustine is destined to become a beloved destination and venue for locals and visitors alike.

  • The proposed EB-5 Project is sponsored by EB5 Affiliate Network Southwest Regional Center. Interested investors should contact us to initiate the process and obtain project and offering materials.

  • The proposed terms for the project are as follows. All investors must be accredited.

    1. TEA Investment Amount: $800,000
    2. Investor Return: See Offering Materials
    3. Administrative Fee: See Offering Materials
    4. Max EB-5 Capital: $20 Million
    5. Max EB-5 Investors: 25
    6. Job Coverage: 20 per investor (2x)

    Note, because the project is fully financed independent of EB-5 Capital, we have a stated maximum number of investors but no required amount. The family office equity has been fully drawn and construction has started.

  • As a Family Office owned and managed project, the Saint Augustine offers a remarkable risk managed profile. The entire cost of the project is fully financed and the 57% equity has been closed and drawn from leading regional Family Offices. The bank loan is closed and in place and the EB-5 capital will be replacing a portion of the bank debt. The project will proceed regardless of any or all EB-5 investors.

    Also of note, construction has already started so job creation is already under way.

    The project sponsor, EB5 Affiliate Network, has a perfect track record covering over 15 owned projects, 100 partner projects, and 2000 EB-5 investors.

    This is quality risk management applied to EB-5.

Our Texas-based Project Perry, approved and created in 2017, has been successfully redeployed to the hotel and venue Inn Cahoots for expansion of their Austin campus.

Inn Cahoots is an innovative hotel and hospitality brand focused on group travel that offers the layout and privacy of a short-term-rental (AirBNB) but with the service and reliability of a hotel.

Flexible event and venue spaces allow private parties, corporate events, and groups of all sizes to host and entertain guests in a variety of artful and engaging spaces.

Inn Cahoots is all about connecting with your people while creating unexpected moments and lasting memories. The nearly one city block Austin campus is located in the heart of East Austin’s entertainment district.
